A picked-over studio in Midtown is usually a quarter truck. A one-bedroom in Antioch or Madison where the tenant left the furniture is usually a half.
The building decides the day, not the price
Nashville apartment stock splits into three kinds and each one makes the job take a different amount of time.
- Gulch, SoBro and downtown towers. The unit is the easy part. You need the service elevator reserved and a loading dock window, and the dock is usually off a one-way street that is busy every evening. Book the elevator on the same day the truck comes or nothing happens.
- Midtown, West End and Hillsboro Village walk-ups. Older three-story buildings with no elevator and an outside stair. Everything comes down on shoulders. No stair charge, but tell us it is a walk-up so we block the time.
- Garden apartments in Antioch, Madison, Donelson and along Nolensville Pike. Two or three stories, exterior breezeways, decent parking. These are the fastest jobs in the metro.
In all three the price is the same for the same contents. Access changes scheduling, never the number.
Pricing a studio
A typical Midtown or Hillsboro Village studio at the end of a lease, tenant took their clothes and left the rest.

Pricing a one-bedroom

$126 + $77 + $143 + $126 + $57 + $103 + $90 = $722. Sitting just under a full truck at $732, so at that point you may as well book by item and keep the $10, or book the full truck if there is more in the closets than you listed. There usually is.
Student and lease-turn timing
Two weeks in this city are unlike the rest of the year: the Vanderbilt, Belmont and Lipscomb move-out window in May, and the first days of August when leases across Midtown, Hillsboro Village and 12 South all flip at once.
During those windows, everybody needs the same Saturday. If you manage units, book the cleanout for the day the keys come back rather than the weekend after. Furniture left in a breezeway in Middle Tennessee heat for three days is a complaint from every neighbor on that floor, and in August it will also rain on it.
Eviction and abandoned-property cleanouts
Different job, same prices. What changes is what you find: a full unit, nothing sorted, and usually loose material rather than clean furniture.
For loose contents, bags price by count: 10 bags $132, 15 bags $196, 20 bags $259, 25 bags $322, 30 bags $385. A small junk pile is $82, medium $129, large $208. For a whole unit it is nearly always cheaper to book a truck bracket than to count bags.

How to book a unit turn
Give us the address, the floor, and either an item list or your best guess at a truck bracket. Say if it is a tower with a dock, a Midtown walk-up, or a garden building with breezeway access, and say whether there is a gate code.
If you are turning several units in the same Gulch or West End building, put them on one visit. The minimum is per visit, and one elevator reservation covering four units beats four separate reservations.

How much is a typical Nashville apartment cleanout?
Most land between the quarter truck at $241 and the half truck at $431. A fully furnished one-bedroom left behind can run to three-quarters at $587 or a full truck at $732.
Do you charge more for a third-floor Midtown walk-up with no elevator?
No. There is no stair charge and no walk-up fee. Tell us it is a walk-up so we schedule enough time, but the price is identical to a ground-floor unit in Antioch.
Can you work a Gulch high-rise?
Yes, but the building normally requires the service elevator and the loading dock booked in advance. Tell us the building when you schedule and get that reservation on the same day as the truck.
Is it cheaper to price by item or by truck?
Whichever is lower, and you choose. A studio with five pieces often prices higher by item than a half truck at $431, so the half truck wins.
Can you do multiple units in one visit?
Yes, and it is the cheaper way to do it. The $75 minimum is per visit, and one trip into a downtown building covers all the units you list.
