Condo Cleanout in
The Gulch

A Gulch high-rise has no curb — everything leaves down the freight elevator and out the loading dock, and nothing moves until the building has your Certificate of Insurance on file. We handle all of it: COI naming management, the reserved elevator and dock window, sectionals split for the service car. One flat, photo-quoted price with no high-rise surcharge — single pieces from $75, a whole unit as a truck-fill.

The Gulch: everything goes out the dock

The Gulch (37203) is Nashville's densest luxury high-rise district — a former rail yard now stacked with condo and apartment towers over the restaurants and shops. Clearing a unit here has nothing in common with a bungalow haul. There's no curb to set anything on; the freight elevator has to be reserved with a dock window; the building requires a Certificate of Insurance on file before a vendor touches the service elevator; and a full sectional or a king bed usually won't fit the elevator in one piece. Miss any one of those and the front desk turns your crew around.

That's the job we specialize in. We issue the COI naming your building's management, book the freight elevator and dock, split sectionals and break down beds in the unit, and take everything down the service elevator and out the loading dock to the truck — nothing left in the hallway, the trash room, or the dock. And because the building logistics are just how the work gets done here, there's no high-rise surcharge: the flat price from your photo is the price, single item or whole unit, with disposal in it and no Tennessee service tax on top.

What we clear in The Gulch

  • Whole-unit cleanouts — a condo emptied before a sale or a move, top to bottom, out the dock in one visit.
  • STR / Airbnb turnover — a tired sectional, mattress, or set of furnishings swapped between guests, tight timing, same-day.
  • Investor-unit flips — an inherited or bought unit cleared of the previous owner's furniture before it re-lists or re-lets.
  • Single big pieces — a sofa, a mattress and box spring, a dresser, a mounted TV that has to come down and go.
  • Move-out overflow — what the movers wouldn't take, gone the same week the keys change hands.

How much a Gulch condo cleanout costs

Flat, photo-quoted, and free of any high-rise surcharge — the COI, the elevator booking, the dock window, and the sectional split are all in the number. Single pieces price individually; a full unit prices as truck-fill.

Sectional (3-piece)$185

King mattress$114

How a Gulch cleanout works

  • 1 · Photo quote. Send pictures of the unit or the pieces. You get one flat price back in seconds — no walkthrough, no high-rise upcharge.
  • 2 · COI & elevator. Tell us the building. We issue the Certificate of Insurance naming management and reserve the freight elevator and dock window before the day.
  • 3 · Out the dock. The crew splits sectionals and breaks down beds in the unit, takes everything down the service elevator, and loads at the dock — nothing left behind.
  • 4 · Donate & recycle. Usable furniture and mattresses are donated; the rest is recycled where possible. Disposal is already in the flat price.

There's no curb in a high-rise — and Nashville has no bulk pickup anyway

Elsewhere in the city the headache is that Metro Nashville runs no free curbside bulk pickup — set furniture at the street and it just sits. In a Gulch tower the problem doubles: there isn't even a curb to (uselessly) leave it at. A sofa or mattress can't ride the passenger elevator, can't sit in the hallway or the trash room, and can't go out front. The only path out of the building is the freight elevator and the loading dock, on the building's schedule, with a COI on file. That's precisely the gap this service fills: we work the building's rules from the inside, carry everything down the service elevator, and haul it off the dock — so you never have to solve the "where does it even go" problem that stops a DIY cleanout cold in a high-rise.

The building playbook: COI, freight elevator, dock

Gulch towers run tight vendor rules, and we run to them. The Certificate of Insurance is issued ahead of time, typically $1M general liability naming the building's management or HOA as additional insured — the document the front desk asks for before anyone loads the elevator. The freight elevator is reserved with the building for a dock window, and we work within it so we're not competing with a resident's move-in. Oversized furniture is broken down in the unit — sections separated, legs off, bed frames apart — to clear the service-car doors. Padding goes on the elevator and door frames where the building requires it. It's the same insured, by-the-book approach that Downtown and SoBro towers expect, and it's why a Gulch cleanout with us is a non-event for the front desk.

Built for STR & bachelorette-city turnover

The Gulch is short-term-rental country, and turnover here is relentless — a busy Airbnb or VRBO unit cycles furnishings between guests and bachelorette weekends far faster than a normal home. We're set up for that rhythm: same-day between check-ins when a slot's open, a tired sectional or stained mattress swapped and hauled before the cleaners finish, and everything done through the freight elevator so the building never notices. Send a photo the morning of a turn and we'll fit the pickup to the elevator schedule, flat-priced, so the unit's ready for the next booking.

What Gulch owners & hosts say

★★★★★

"I host two units in the Gulch and turnover furniture constantly. They had the COI on file with my building, booked the freight elevator, and swapped a beat-up sectional between guests — same day, out the dock, flat price. My go-to now."

— Ryan T., Gulch STR host
★★★★★

"Sold my condo and the movers left behind a king bed, a dresser, and a mounted TV. They broke the bed down, took the TV off the wall, and ran it all down the service elevator. No surcharge for the high-rise, which surprised me."

— Meredith L., The Gulch
★★★★★

"Cleared an inherited unit full of the previous owner's furniture. They handled the building's insurance paperwork, split the sectional to fit the elevator, and donated most of it. One flat number, one visit, done."

— Anthony K., Gulch investor

Gulch condo cleanout questions, answered

Do you provide the COI for my building?

Yes — we issue a Certificate of Insurance naming your building's management, typically $1M general liability, before the job. It's the document the front desk needs to let a vendor use the elevator.

How much does a Gulch condo cleanout cost?

Flat, no high-rise surcharge: sofa $126, sectional 3-piece $185, queen mattress $103, king $114, dresser $126, large TV $73; a whole unit truck-fill runs $241 (1/4) to $732 (full). $75 minimum, disposal included, no Tennessee service tax.

Is there a surcharge for the high-rise?

No — COI, freight elevator, dock window, and sectional splits are all in the flat price.

Can you turn my Airbnb same-day?

Usually — STR turnover is a common Gulch job. Send a photo and we fit the pickup to the building's elevator schedule. Español disponible.

Can you split a sectional or a king bed?

Yes — we break oversized pieces down in the unit to clear the service-elevator doors, at no extra charge.

Where does it all go?

Down the freight elevator and out the loading dock to our truck — then usable pieces are donated and the rest recycled where possible. Nothing's left in the hallway or dock.
