High-Rise & Condo Junk Removal in
Nashville
There's no curb in a Gulch tower. Downtown, SoBro, and Green Hills condo buildings want a Certificate of Insurance on file before anyone touches the freight elevator, and that elevator is booked days out against a loading-dock window. We handle all of it — file the COI, reserve the elevator and dock, split the sectional for the service car — at a flat photo-quoted price from $75, no high-rise surcharge, no Tennessee service tax.
Nashville's towers have their own rulebook
The city's vertical boom put five 300-foot-plus towers up by 2025, and the condo turnover that comes with them runs on paperwork most junk haulers never bother with. Whether it's a SoBro corner unit, a Gulch luxury floor over the restaurants, a Downtown converted loft, or a new Green Hills building by the mall, three things are non-negotiable: the building manager wants a COI naming them as additional insured (typically $1M general liability), the freight elevator has to be reserved in advance with a dock time, and the service elevator won't swallow a full sectional in one piece. Miss any one of those and the doorman turns your mover away.
We built this service around that reality. Tell us the building, and before the job we file the certificate with your management office, coordinate the elevator and dock window with the concierge, and plan the load so a big sofa or sectional comes apart to clear the car. The photo price you get already covers the wait, the paperwork, and the disassembly — nothing about being on the 18th floor changes the number.
How a condo pickup runs
1 · Photo + building
Send a picture of what's leaving and name the tower. You get an exact flat price back in seconds, plus what your building needs from us.
2 · We clear the paperwork
We issue the COI to management and reserve the freight elevator and dock window with the front desk — before the day of the job, so nothing stalls at check-in.
3 · We carry it down
The crew splits the sectional, works the service elevator, and loads at the dock. You don't move a thing, and the flat price holds.

4 ways to clear a Nashville condo
| Option | Cost | Speed | The catch |
|---|---|---|---|
| Leave it by the trash room | Free-ish | Never | Building fines you — there's no bulk pickup, and management bills the unit |
| Curbside hauler (no COI) | $111–$600+ | If they get in | Turned away at the dock without insurance on file; no freight-elevator booking |
| Move it yourself | Truck rental + time | Days | You still need the COI and the elevator reservation, plus muscle for a sectional |
| JunkRabbit | Flat from $75 | Same day | None — COI filed, elevator booked, sectional split, flat price |
Does the building let a junk crew in?
Only with the right paperwork, which is the whole point of this page. Nashville's Downtown, SoBro, Gulch, and newer Green Hills condo buildings run freight-elevator and loading-dock access on a reservation system, and the concierge won't release it to a vendor who doesn't have a Certificate of Insurance on file naming the management company. A curbside junk service or a couple of guys with a pickup gets stopped at the front desk. That's not the building being difficult — it's standard for any tower, and it's exactly the barrier we clear.
Because there is no curb to use — Metro Nashville has no curbside bulk pickup, and a condo tower has nowhere to stage furniture anyway — the only real path is a full-service crew that carries everything down the freight elevator and out the dock. We insure to the building's requirement, hand management the certificate ahead of time, and reserve the window so the job actually happens on the day you booked it.
What we clear out of Nashville condos
- Sofas & sectionals — split on site for the service elevator, priced as one flat number.
- Mattresses & bedroom sets — queen and king, box springs, dressers, headboards, nightstands.
- Appliances — refrigerators, washers, dryers, and wine coolers, with refrigerant recovered where required.
- Full-unit turnovers — an investor flip, an estate sale, or a short-term rental refreshed between guests, priced as a truck-fill.
- Office & loft clear-outs — desks, conference tables, filing cabinets, and cubicles from downtown work-lofts.
What happens to it after the dock
Condo furniture is usually in good shape, so it goes to donation first — Goodwill of Middle Tennessee and the Habitat for Humanity ReStore take usable sofas, dressers, and appliances and keep them out of Middle Point Landfill. Refrigerant appliances have their freon recovered as the EPA requires before anything is scrapped, metal and electronics are routed to recyclers, and only the remainder is landfilled. The disposal is inside your flat price; there's no dump fee tacked on at the dock.
The buildings we already work
From the SoBro and Broadway towers to the Gulch's luxury floors, the Downtown converted lofts, and the new luxury condos around Green Hills mall, the access mechanics are the same story with different concierge desks: a certificate to file, an elevator to reserve, and a dock window to hit. Some Germantown new-construction condos run the same way. We keep the coverage current, move quickly on COI requests so a turnover isn't held up, and coordinate with the front desk so the crew is expected. If your building has a quirk — a specific insurance amount, a certificate-holder wording, a narrow dock time — tell us up front and we build the job around it.
When people book condo pickups
- Investor / STR turnover — a Gulch or Downtown short-term rental refreshed between guests, tight timing, same-day.
- Move-out before closing — the unit emptied and clean before a sale or the next tenant.
- Downsizing into the condo — an empty-nester's old furniture out as the new place is set up.
- New-build move-in debris — packing crates and cardboard from a fresh Green Hills or Germantown delivery.
- Sectional that won't fit — bought big, doesn't clear the elevator or the new doorway.
Why Nashville condos choose JunkRabbit
- COI on file, fast — insured to the building's requirement, certificate to management before the job.
- Access handled — freight elevator and dock window reserved, sectionals split for the service car.
- No high-rise surcharge — the 20th floor costs the same flat photo price as the ground floor.
- All-in pricing — disposal and donation included, no Tennessee service tax, same-day when the building allows. Español disponible.
What Nashville condo owners say
"My tower needed a COI naming the HOA before anyone could touch the freight elevator. They had it to the manager the next morning, booked the dock, split my sectional, and stuck to the photo price."
"I flip an investor unit downtown between renters. Same-day turnover, old furniture out through the dock, no surcharge for being on the 22nd floor. This is the only crew that handles the building side for me."
"Downsized into a new Green Hills condo and needed the old bedroom set gone. They reserved the elevator, protected the hallway, flat price, no tax line. Discreet and quick."
